Once you hit a 0 at the end you've crossed a psychological barrier into a new price point and your sales will drop.

While the average over the past 5 years has only been 4.66%, psychologically the average investor believes that the investment in the Dow Jones is safer & the bull will continue to run.  

But even if dom is less than 45 days that means that an investor with a 1031 in process can identify a new listing on day 40 and still have on average another month and a half to get it under contract or choose between a couple.My point was only that that the 45 day period in most cases is more psychological than a real barrier with the right team in place.

The hardest part of getting started for me was getting over the psychological aspect/fear and crossing the starting line. 

They have some significant psychological and mental challenges that keep them from acting like what you would recognize in fully competent ways.

They feed off of the "bidding" psychology. 

Potential psychological issues.Obtaining financing can also be tricky with mixed use properties so you'll want to have your resources identified before moving ahead.  

It maybe hard, but its possible to do a "soft" major (e.g. english, psychology, etc) and wind up making lots of money.You can still become a doctor, work on wall street, etc. 

As long as I can physically see my investments, I have some sort of psychological ease of mind.
