Just wanted to follow up here, does anyone out there have any thoughts?

They are very good at follow up and request that vendors take before and after pictures that get uploaded to Latchel to show the work has been completed. 

Banks that strictly follow Fannie/Freddie won't allow you to close in an LLC, but if you do a debt service ratio loan (this is nonQM, meaning not conforming conventional) you can.

- **Follow Up with PHA**: After submitting the RTA, you can call the PHA to confirm receipt and inquire about the estimated timeline for inspection

The best legal description/argument I've found to date is the following case.

.- **Capturing Leads:** These pages often have lead capture forms, so you can follow up with those who show interest.

The way that I think about these things is as follows: what things will hurt the value of the property and/or annoy the neighbors and/or get me fined if I assign to the tenants and they don't do it.1.

Do this for 1 year and you will make way more than most new agents.Once you go F-T, 2 hours/day for lead gen/marketing/follow-up should be your norm or minimum.3.

So, as you see you should never purchase just because ( some ignorant/ guru) said you should follow this 1% rule.
