Long term I am very bullish for the Midwest for two reasons: underrated due to old rust belt reputation from the 70s, currently by far the best affordability in the nation, so great value proposition.

I am a proponent of having some real estate owned free and clear, my cash cows, to provide protection for my leveraged properties but for me it’s an all or none proposition and I don’t see value in playing but the middle.

As for the house hacking, it's still a pretty pricey proposition, unless you are getting into pretty marginal neighborhoods.  

It has been just over a week since the proposition and financing fell into my lap and I'm trying to find the best way to go about this so I do not fail on my first flip like so many do.

I completely agree with @Chris Picciurro regarding the value proposition and having 2 separate engagements - one for tax preparation and one for tax planning.

It's said again and again, and sometimes I think agents have a hard time understanding and formulating what that value proposition is.
