This issue can be avoided completely by transferring the property into a land trust.While a transfer to an LLC will cause alarms at the bank and prompt them to send you a letter, a transfer to a trust will not.

A good MLO is going to show themselves to you right away by not leaving you hanging, making sure you don't get the run around, and promptly responding to your communications even if they can't help. 

and the buyer is different on the deed then what was on the contract they sometimes prompt them to question it.
