<--(Check this)Have an intermittent outdoor unit fan issue and it will not cool properly.Have a defective (or improperly wired or wrong) Thermostat for the system and it will not cool properly.Not all techs are equally as good--or equally as honest.Good Luck!

I've heard the cleaning company is the biggest piece in doing it yourself and this piece is a MUST have if you are going to do it on your own and are not in the state.We plan to install all smart devices, keypad, thermostat, cameras, etc to help monitoring it and managing it a little easier.Anyone have any advice on using management companies and how did that turn out, especially in this part of FL?

I have been researching smart thermostats and smart locks for homes with the intention of placing them in my long-term SF rentals.

Get a locking, programmable thermostat so you don't come home to all windows open and heat turned up to 90. 

You'll need a thermostat that can take that into account and begin heating at appropriately early times.

and what smart things you put in your rentals (other them smart locks, thermostat, outside cameras, and lights)? 

I use to be a programmer for lexis-nexis and we read a lot of case law while testing software.

No one turns on the central heater at home so should I install a smart thermostat to keep the house at a consistent temperature?
