Real life absolutely no one will give away on the internet their investor friendly priced good contractors. 

I have no problem approaching people but I just don't know what exactly to offer.

What you can do is let them know that you can no longer subsidize the tenant and that you're preparing to start the eviction process.You don't need an attorney to tell you that you are running a business - not a social services organization. 

You probably have a lot of friends or relatives with money to invest and an interest in real estate, but they have no clue what to do.

I agree on no-charge when unit is empty.

@Allison Cutlip No offense intended but "How do we create a lease" and "How do we find software to manage the property" sounds a lot like you need a property manager. 

I used an 8082 several years ago with no blowback.  

@Daniel HymanThanks for the idea but another problem I have with using the government internet is a lot of things on websites don't work because of the firewall and network settings so when I try to apply for the account it just doesn't go to anything.I think if you open another account and keep the funds separate you should be ok, but I'm no lawyer

Now we are in 2025 and although I still own the trucking company, it has been an inconsistent pit that has technically brought me personally no profit.
