The numbers on it will never impress anybody, but I could probably write a book on the things that I learned which I could not even try to place a value on (probably in line with 4 years tuition at an ivy league college though).Moral of the story is to get in and get your feet wet.

Moral of this story, always call.There are many more which I'll post to my blog in the next few days, but those are a few.Strange as it may seem, I'm actually happy that this happened on my first flip; I've learned so, soooo many extremely informative lessons which I never would have learned if things had gone smoothly, and I'd much rather learn them at the price point I did than with a much more expensive property; I've already come to the firm realization that real estate is all about adaptation, and I fully intend to use this experience to do just that.

if there's gas currently in there and you want electric, you have to run 240v and plug the vent hole. it will cost you more.if you have electric and want gas, you have to have a stainless steel exhaust and get the gas line there. it will cost you more. moral of the story - replace it with exactly what you have now. it's the cheapest way to go.
