Any ideas on how I may be able to monetize on this unused piece of land?

Also starting to try to monetize information through Blogs, YT channels and eventually writing books, but it will be years before I see anything noticeable from that. 

Each loan is secured by the underlying real estate.Rather than go to all this trouble, though, you could just do a monetized installment sale. 

Point is, appreciation (both in RE and my example), can be monetized into cash flow, it is just not on a monthly basis.

I have done this strategy twice and my personal underwriting allows for 97% leverage, $500/mo NET cashflow (after I move out) and with that leverage I am usually over 20% cash on cash return when I move out and turn it into a rental.

I will add this in advance -- you might consider a Monetized Installment Sale as an option for deferring gain on sale and giving you the option of getting cash at closing.
