They'd want the security of knowing their place is paid for and not have that monthly bill and still have the equity they could tap into if absolutely necessary.I agree with that.But again I don't see that demographic being the ones that will be inclined to make a cash offer at the top of possible market value because it was a nicely done modern flip house.For example my parents are firmly in that demographic.

You might also look into changing the external cladding to a modern siding (if permitted): Vinyl siding or cement/fibre board will typically have a 25-30+-yr life (3+ paint jobs) and is much lower maintenance than wooden clapboard or shakes.
