I estimate the vast majority of those who would send in money to something along the lines of a syndication they fund online lack the skills to perform the necessary due diligence, would not take the time to learn or perform the verifications even if they knew how - the whole pitch is "trust me, zero effort."

I would day often NO.So it’s a tricky process - trying to thread the needle.Best advice is to work with a broker who has been there and done that and can guide you thru the process. 1031s are not rocket science but there is a skill and knowledge component to successfully get one done.Also pick an Exchange intermediary and trust their advice and counsel.

As opposed to another property in the 60-80k range that's not as nice rehab wise but is in a much better area that is known to have medical job types that would still have decent cash flow.
