I know management companies put in size and weight limits per owner set rules.

It takes weight off the house by removing the old layer as well.

That lets you better see whether any particular house is carrying its weight or whether it is a loser.

I also would not put a lot of weight on building a relationship with the bank by doing a Fannie/Freddie deal with them.  

I am not an expert on this but I do not think that would carry much weight with a bank.You are talking about a POTENTIAL income stream versus an existing proven one over time with a seasoned tenant with years at the property.Generally they will look at your DTI, money down, etc. to see if you can carry the property on your own without the tenant in a worse case scenario.

The charm of not worrying about exterior maintenance (lawn, roof, plowing, ect.) has its weight as well.

I also had some trouble with my printer and ended up buying a new one, which wouldn't take the yellow letter paper I had on hand, so I had paper of a heavier weight, etc.At this point I'm back on track.

With so many responsibilities as a single mother, full time student, part time worker, business partner not pulling her weight, an agent not getting back to me about being his assistant and helping him find deals!!!!!  

The truck is great for quick hauls when you didn't plan on it, but the trailer wins hands down on ease of load, unload, weight capacity and the ability to leave it behind.
