Hi I'm wondering if anyone is willing to share the basic facets of a mentor-mentee Joint Venture partnership, where the mentee (me), will put most of the cash down in return for the leadership of an experienced investor? 

To date, I am absolutely loving it... for the first time I have travel flexibility for 2 week getaways, I am able to take on leadership roles in the community, I even have headspace for creative ideas and designing on my real estate purchases.

There aren't any rules limiting use of eviction history other than the rules around credit reporting limiting that information to 7 years back afaik and they don't limit use of credit score,   though our lefty leadership and all the rental advocacy/SJ groups have all indicated interest in such things.   

I cant imagine the IRS has ever penalized a buyer for not reporting but even though they are way down the totem poll, they are there
