If it turns out another price adjustment seems justified, being at $250K or a hair under will put you in the search parameters of a lot more people because they tend to search in 25K and 50K increments.- Before trying that, if you have the time, you could try this, which may sound gimmicky but I have found it to be very helpful: Get the cloudy skies in your photos replaced with realistic blue skies. 

In my experiences the best deals are the ones that have a little hair on it and you know how to solve it.

I have been laser focused on how to get my foot in the door (strategy), and I think it will be by purchasing an SFH, and living in it for one year, then renting it out.

Personally, I'm still looking for deals here but am being extremely selective.We actually have some things in common outside real estate; I have some experience with laser cutters, CNC routers, waterjet, as well as conventional milling and carpentry. 

And you do have great hair, as much as it galls me to say so :D

If, on the other hand, you're pulling your hair out and frustrated, at least you can read it and think "at least I'm not as bad as that guy". 

A god mix is super critical in a retail strip. it makes no sense to have 3 hair salons and 2 nail salons in a 5-6 units strip. 

A good realtor can sit down with you and cover these items or you should try to find a grey hair old timer that is willing to mentor you through this process for the cost of a cup of coffee.  

How long until your accountant pulls their hair out or charges more, or before you spent 10-15 hours a week driving around collecting rent.     

In regards to "using someone else's money" I found "my guy" while getting my hair cut.
