We all know how this likely ends but the judge can't ignore the unrepresented tenant's claim. 

My apology in advance to any commercial real estate agent for my ignorance. 

I hate that blind test someone text you .. you have no clue and they just start talking like you suppose to know who what or when.. so I just ignore all texts..  

You can generally ignore that number. 

The realtor tried to convince me that it would be a great investment, but despite REALLY wanting this property, I had to walk away.Had I ignored these expenses and not properly underwritten for management, capex and maintenance, I would have potentially been in a bad place down the road when a major item came along, like the HVAC, roof, etc.Moral of the story is to know your numbers and stick to them…no matter what. 

If Bigger Pockets has one, I am ignorant to it and a link to it would be extremely helpful.

It is so important to understand the rules and pitfalls, it can be so expensive and time consuming to make an ignorant mistake and end up in court.

Another remainder why it is important not to ignore your tenant(s) maintenance requests!

As long as closing costs are being ignored in every deal you analyze, then it provides a consistent view across opportunities and you don't introduce the variable costs of who you use to close and what points you purchase.

I'm asking out of ignorance, as I haven't done much research yet (outside of this post) on the details of renting garage space.
