Because I should have done better due diligence on the rental side of it and had I done that, I would have known I was getting hosed.

A hose in the toilet tank was coming loose due to high pressure and spraying water all over the floor. 

I have dealt with just about everything a PM has to including murder, DEA busts, a two year old drowning in a pool of a house I managed, fleas to my knees, using a garden hose INSIDE a house to wash out the mess, fires, etc.... 

Then Morris will really be hosed as it will show intent to defraud. 

you could literally go in and do a turn over with the fire hose. 

But we are taking about copper wiring, and no breaks in wires in the walls (because hoses burned) and 2 exits in every bedroom (because people die trapped in houses) and non lead paint and no asbestos etc.This is not new, there have been building codes since well before Christ was born.  

Now the 23x23 cement patio we put in next door (SFR we own) is stamped grey so it just needs to be occasionally washed down with a hose.

They normally require all of the property to be reached by a fire hose.  300 feet as the hose lays.

This is also a great reminder to replace the hoses to your washer every 5 yrs, and same goes for the braided hoses to toilets.
