By not being a good human being and treating others how they would like to be treated he ends up losing business in the long wrong.

Nice cars, big house, sweet monthly vacations, eating anywhere and everywhere I want (#singlelife)then after that I'm all about just paying for more time with family, future kids education, health, relaxing. 

Assuming they are all on expired leases aka month to month I would just have a human conversation with them about the scenario.

Your best option is to do a boat load of market research to demonstrate that the health of the surrounding neighborhoods and community is still strong.

Probably not that much.Neither you nor I have a crystal ball to see where the economy is headed and what will cause the next downturn, but I'd be willing to bet that when it does happen, the self reinforcing cycle of job lose you mentioned will happen, because the financial market is made up of humans who make sub optimal decisions with incomplete information.
