Word of mouth always trumps everything.

Which is how I would feel if someone gave me a decent offer then a significantly lower price after inspection when a lot of what is found should have been obvious to a professional realtor.Especially since this is your market and word of mouth/ relationships/ reputation are so important to the real estate industry and community. 

Most likely that's what will make the seller happier about taking the offer, but I wasn't going to offer that right off the bat, though I'd make it part of the counter offer afterwards

One thing I can tell you is they meet their case worker and come back and omit key pieces of information to relay to you or misunderstood what was told them.This is why I call the case worker to get it straight from "the horses mouth".
