My last trip out I went by some of the product and while the area is really cool I think quite attractive the lots very large and the homes pretty large.. the build quality for 900 to 1.3 or so was just about what we would see for starter production stuff out our way..

On $400k rent is a little higher than that, but it’s going to be hard to make the numbers work if you spend that much, I would stick to the stuff that’s between $300-350k, that’s where the best price to rent ratio is.

Offer contracts generally have language in them already that incorporates this stuff (or at least they have blank spots for your agent to fill in these requests), you should be able to talk to your agent if you have any questions about how this all works in your area.
