The appreciation and principal paydown gained over the years was well worth the shell game I played by under rehabbing the houses for rent to keep under that 70% ltv mark and still offering enough to take them down.  

In my opinion, this is much more effective than texting, which often feels like a constant game of cat and mouse with phone carriers.

hold some of that initial 100,000$ for reserves. if you spend it all and something goes wrong you wont have time to accumulate profit the first year to really afford to fix anything. then you'd be dependent on personal income or another loan to fix the issue if one arose. play it slow and safe at first while you figure out the game and take some initial hard knocks that are bound to come. 

@Jonathan BockWhile paying taxes is not fun and trying to defer them is part of the game - my wife always jokes that the more you pay the more you make and if someone is paying six figures in taxes - well they are making a very decent living.

Just buy a property in your personal name and learn the game first.
