I'd also stop by the police station and inform them of what you are doing and show them your written consent, they might laugh if it isn't a formal notarized consent.

I personally like working directly with the sellers, the agents tend to over formalize things with contracts and legal BS when "Hey, here's my situation, what do you think we could do that works for both of us?"

In such cases, you may not be able to evict but will need to foreclose and that means a judicial foreclosure as you don't have a security agreement with a lease option.
