Thx for chiming in @Ronald RohdeWhile we haven’t done a formal inspection yet, we have been inside and outside the property dozens of times and at all times of the year and it’s in really good shape, but it’s a point in the lease addendum to account for that.

They do not operate separately and do not act separately because funds cross back and forth constantly and continually with no formal arrangement. 

Contracts keeps everything professional and while it may seem too formal, will actually keep the relationship more healthy.

As for financing, my credit union said they could do it but I do need to sit down and do a formal application with them.

If it’s not a payment issue, I will give them a warning with a deadline to fix in writing first, then if they don’t fix the problem by my deadline, I start the formal notices and follow through.

I manage several properties on the border already.

I’m from just over the border in Canada, and have been thinking about investing remotely in Spokane or Omak potentially.

But getting something in writing might help, but I think you would have to go through the formal eviction process so not sure if what good it would do.Yes do the 3 day notice either way so that you have this done.
