On the commercial side I fight for every basis point of a commission.Some larger commercial firms take a reduced fee for commission if they are getting a couple hundred million in a portfolio of properties to sell.When I represent buyers I am only getting the benefit of the one transaction they are purchasing unlike the listing brokerage.

the comm. taxes are higher but you can fight those down sometimes when you convert to residential ... confirm this before you jump here... also look for a multifamily designation on a single family home...a ranch with a basement or crawlspace where you can turn it into a duplex... here i can go on city zoning maps and pick out the areas with multifamily zoning and focus in those areas.... lastly if you see a building in an area you like look up the owners on the assessor's site and mail a letter to them and ask if you could buy it.

Of course, you could take advantage of the situation with the expectation that the dude will be just too lazy to fight you for the deposit, especially since he'd have to go to court and talk about his illegal material.

I guess inflation is a possibility with the fed funds rate close to 0 and the fed not having many "bullets" left to fight deflation if it occurs, but that's not really something that keeps me up at night.
