I am in the process of putting together a 1 page flyer to give to brokers at a first meeting to outline what I want, what I do, what Im capable of, etc. 

If all goes as planned I hope to begin investing in February (after the wedding); until then I'll be building contacts, browsing the MLS, and doing calculations on properties i find.A bit about myself; my father raised me to be independent and do manual labor myself and now because of him, I do many of the home repairs myself and like to believe I'm fully capable of being my own property manager (currently own a home i purchased thinking i could grow into).

me thinks cheaper to just do your own quiet title hard to fight big insurance on these issues if they deny the claim.. 

I would be apprehensive on history of bed bugsI would say no if a previous landlord gave me a bad reviewand anyone in the world who threatens me out of some perceived moral high ground in an effort to intimidate me so they can get what they want at my expense, well they are surely to receive only my most vile behavior in return.I wouldn't just turn this person down, I would ask to meet in an empty parking lot and fist fight. but then again, that's just me, and I'm feeling particularly hostile today. real answer: you should pass, and stop communicating with this person

But you are just using estate planning and LLC's to work in the modern era to fight modern wealth destruction (law suits/judgments, healthcare expenses leading to long term care / incapacity, remarriage after death, death or remarriage of children.) 

@Ilmar Molderg i live in houston and invest in CT and manage everything myself. however i certainly respect that you want a manager and also someone to find and calculate deals. to be honest, yes you’re sort of right that someone may just keep the deals for themselves. i guess what comes to mind is that you need to find a really good agent that is familiar with investments and also a really good wholesaler. both of those people are fully capable of running numbers for you and helping you like you’ve described. i invest in the central CT area but may be able to refer someone to you.
