Finding someone who can offer me better balance is the primary motivator but I figured if someone is going to invest their own capital then they will take their responsibilities more seriously than someone who doesn't or even someone who merely raises from an outsider. 

@Vince Scipione  This is very solid advice to keep it separate and I agree with you, the only reason I was even thinking of it was to help me raise the initial funds for my first investment.

Which means they are probably advertising new Deals all the time even though their prior offers are collapsing.  

Either way, I ran a proforma and this looks like a good deal (as long as you don't have too much in the way of rehab/maintenance costs).Also, IMO, you can probably raise rents even higher.

@Chris Seveney even better results can be obtained with a Solo401k , if eligible.
