NASB is the premier lender for self directed IRAs, but as others mentioned, you have seasoning issues as well as a Max LTV of 65%.The other issue not mentioned is the occuarnce or possibility of tax implications due to the unrelated debt financing income (UDFI) which can trigger UBTI (unrelated business taxable income).You should have your client speak to an educated CPA on this matter as it can be quite complicated.The only way to avoid the income tax all together when using debt financing on properties held in IRAs is to pay the loan off and hold for 365 days before selling.
