But, typically 4 units and under are not purchased for income alone and many times the GRM's of 2-4 unit properties vary significantly, based on many characteristics, and therefore, the income approach is not usually significantly meaningful. 

I’ll also add while I don’t think they chaos at the border has been good or should be encouraged I don’t think it’s an acciddnt we’ve had falling inflation along with the surge in border crossing, when you have an aging workforce and no new labor you get wage inflation which leads to price inflation.
