I've spoken to several lawyers and decided it was best for me to have a domestic LLC in the state of each rental property and foreign register it with CA.

Making sure those smoke detectors work literally saves lives at virtually no cost to anyone, except the people with the irrational hatred of all thinga regulatory and the slumlords.  30 seconds of paper work, a cost that gets past onto the tenant, and 10 minutes of the tenants time when they do the inspection.

Tanya,If I were to do anything in that situation, I would probably try to use the heat from the heat pump when it was in air conditioning mode to heat my domestic hot water as I did in FL 20 years ago.  

I'm also a lead GP in a 32-unit multifamily syndication in South Carolina.From my perspective, the main consideration for investing alongside a foreign partner is that the domestic partner would need to sign for financing.

My wanting to help out some young people (the first time) resulted in police on site for domestic abuse, social services checking on child welfare, non-payments and about $2500 in damages after they finally left (holes punched into walls, damaged carpets, etc)I'm not saying don't take a chance, but make sure the rental rate is not lower than the market (which attracts undesirables at times), and do your due diligence!  

We also had a stabbing, plenty of domestic violence, plenty of evictions, drugs, fights, a slip and fall lawsuit, the two OD’s, etc. just tons of drama in that building. 

If other countries decide to stop exporting steel to the US as a form of trade retaliation for example, we will probably see a large increase in domestic steel prices due to lack of supply, which in turn will lead to increase in cost of construction for home building and thus probably a national increase in home prices over time.

I think there is still confusion about where the numbers are settling, but we still beat the hell out of other domestic markets. 

Down the road I also hope to start a nonprofit that offers women domestic violence victims, who might not otherwise qualify (like me), flexible rentals in single family or small multi-family homes in decent areas, as well as education in real estate investing, paths to ownership of these (or other) homes, and the ability/knowledge to start building personal wealth.
