Me, I’ll be buying apartment buildings in growth markets and avoiding this chaos for now.Circling back to @ryan m.’s comment that he’ll just do a combination of crowdfunding and direct investing, I do think it’s wise to seek some diversification, not only in geography and types of property, but also strategy so that approach makes sense.

It’s also non-correlated with the U.S. real estate market and provides even further diversification.  

I want my money to grow through appreciation and diversification (retirement, stocks, bonds, real estate, etc.).

If you like to be somewhat active, great, do that locally but for distance and diversification, a great option for many investors is ownership interest in multimillion dollar properties that offer long-term income, tax shelter and appreciation.

I'm not a financial planner, however, I thinking diversification is pretty general advice. $50K is a lot of money but I think everybody here would agree, including the syndicators who would accept your 50K if you were an accredited investor, you probably shouldn't park all of your $ in one investment.

It sounds like you've got a lot of experience and lots of diversification going on. 

Meanwhile Joe is busy learning fundamental analysis, technical analysis , candlestick charts patterns, listening to quarterly company conference calls, diversification etc etc .

If you can buy 5-6 in that same time frame, you get the same diversification as other talk about.

But plenty of our investors do both--they buy their own SFR and small multifamily rentals and invest passively to get some diversification by exposing themselves to large multifamily and distant markets. 

DIVERSIFICATION  .... don't put all your eggs in the real estate basket....
