I hope I understood correctly the main reasons for the diversion in advice and am not missing a key component in valuing each opportunity.

Texas has a very diverse economy now because of that oil no longer has the effect it once had on the economy here. 

The DFW market is big and diverse.  

We are investigating how we could create opportunities to utilize our skills in this industry.Being retired but not ready to quit working, and my husband nearing the same, we are looking for an opportunity to work together, using the diverse skills we have.

I looked at five 4-7 unit multifamilies in Hagerstown today and was impressed by the diversity of offerings available for under 250k.

Depending on where you are, branching out to different areas can provide more diversity and more opportunities, however, if you don't have a connection or "boots on the ground" it can be pretty tough to get and inside perspective on the market.That's my two cents at least!

The individuals I hear on the podcasts and meet through the forums share my vision of wealthbuilding through real estate, at the same time as they surprise me with their diverse backgrounds and down-to-earth sentiment.

Here are my top 3 qualities I look for when investing out of state:1)  An increasing population2) Diverse Economy3) Good price/rent ratios.I would start in trying to find a city that has all 3 of those.  

I really like all of the choices and the diversity of what's offered.
