Seems strange to me.But as I plan on being a landlord in the very near future, I don't want to disrupt my landlord Karma :)But I don't want to just lie down and take this if they are just harassing me for more money.

They will be looking at the sale price or appraisal or their valuation and taking the lowest number, then 70% or so of that.Doing a sub-2 you need to make sure you can take that seller out of the deal quickly, not only arising from the due on sale issue but from other disruptions like compliance with financing, or in case of an issue with your seller.Don't think for a second that any disclosure about the seller remaining responsible and their credit being at risk will keep you getting sued and losing if you mess up, the disclosure is necessary giving full disclosure and is required by custom in most areas, but it's not a get out of jail card.Terminating the insurance then getting a new policy with another insured being shown is a clear indication to a lender that there has been a sale.

I tell them I may have to enter your home on occasion as allowed in the lease, hope you understand "our" problem here.I explained that since this would be disruptive for you and your family I'm willing to let you out of your lease early since you will have to move out at the end of your lease anyway, and see what they say.They just might say they were going to move anyway?

Damages due to neglect of properties (take pics) , fees (supply copy of rent checking showing late date) and disruption to neighbors (ask those neighbors to write a short statement) are good enough.
