If you dont have a beach/water view, you're already at a potential disadvantage in a beach market as those properties will usually go first.

Disadvantages of credit cards: you need to have good credit to utilize this, and as your balances increases your credit score decreases. once the cards are paid off your credit score will just back up quickly, but you have to plan for the swings if you are looking for additional lines of credit or mortgages. mine can swing as much as 100 points based on where im at on the projects. the good news is ive applied for loans only a week or two after paying $50,000 in credit cards off and my credit had already jumped back up to great levels. 

Will you or the tenant pay the water bills, because it can put you at a disadvantage based on other rental properties in the area.   

If you stay away from C and S Corp, there is not tax advantage or disadvantage to having a LLC.

ACTS is a community non-profit that helps disadvantaged people become homeowners.....and that property is in Harambee which is much different values than Riverwest or Brewer's Hill which probably would come up in comps but your realtor would be able to advise you of that big difference--being west of Holton vs. east of Holton or the further north of North Ave (things start getting sketchier towards the Locust St area and north of that, the lower the comps.

This puts non attorneys like me at a severe disadvantage.
