We recently found a competitive Broker that has helped a lot of them cut overhead.

I wanted to ideally use a minimum credit score cut off for tenants since that's something I'm familiar with and know how to interpret, so I'm wondering if you all do the same and if so, what screening service do you use that gives you tenants' actual credit score?

I don't think that's as clear-cut. 

In a case like this often the brokerage/agents get a cut of that EMD that you would typically forfeit.

In other words, a wholesaler needs to find a deal where they can get the property under contract for an amount that is low enough that they can not only cut themselves in on the deal (assignment fee, etc), but also pitch it to an investor who sees enough profit in the deal to be worth it to buy it from the wholesaler.  

And they bring a lot of business experience that I would value, as there is an active component to the property that will need to be managed.   

I have a feeling that as soon as the Fed does their first rate cut, the market will go crazy, expecting continual cuts thereafter. 

Cut your losses counter offer and settle unless the amount is absurd.One of my lawsuits ran $150,000 in legal fees because I wouldn't settle for $2,000,000.

Significant AUM - like 1B+ (further cuts that list down)... but watch you don't get into something that's "too large".
