I then watch for signs of transition at homes anywhere along the streets I'm interested in... such as tenants moving out, larger-than-normal amounts of trash appearing at the curb, old carpeting or paint cans on the porch, etc.

I've planned the deal after closing to such detail that I know once my "deadline" time is approaching I should have more than enough finished ; the doors need revamping, the carpets replaced, and the driveways paved and maybe some landscaping and new paint to add curb appeal.

@Jo Ballagh I would not kick good tenants to the curb until exploring every option to keep them in place with a timeframe that works for both you and them.
