Just am commenting on an opinion.

Hearing peoples opinions on BP on where to invest is like asking someone their favorite football team. 

Without knowing the area I cannot give you my honest opinion of the investment or if the rental values are accurate.

I've been managing places for my aunt up here and in SoCal for about a year now and personally believe that how often a tenant asks for fixes is more based around their personality than anything else.Take my opinion with a grain of salt as I've never used a PM service so don't have any data to actually compare.

But in my experience, if you ask the opinion of five accountants on anything, you typically get five conflicting opinions.

Only my opinions of course, but I would find a locale where they are not unfriendly to landlords and find the best deal you can that makes you the most $$ with the least stress.

This is the best way to start becoming a real estate investor in my opinion, I did the exact same thing by taking out that HELOC to buy a new one. 

If so, plug your address in there and see what the comparable properties are doing.In my opinion, Airbnb is a professionals game now.
