You can also assess a dollar amount that you value the cost of these requests to be, and ask for these as a discount from the purchase price or a concession to you for closing costs. 

Is this purchase on the MLS or through a turnkey company? 

Of course, every owner's situation is unique and factors like the legal entity involved, purchase date, adequate passive income that can be offset with the cost segregation study, etc., will need to be considered.

I sunk a large amount of capitol into these when I purchased them just to make sure they were nice.

Since you purchased your primary recently and in Houston, I personally am bearish on your appreciation potential.

To add to @Ashish Acharya, I would recommend using your retirement funds for notes that earn a nice interest rate, if you're into self directing.Given that you want to purchase a short term rental, I'd highly recommend not doing this within an IRA/401k. 

With substantial equity in your Fort Worth rental, a cash-out refinance could free up funds to purchase additional properties.
