This will determine what kind of strategy you will follow, core, core plus, value add or opportunistic.If you were looking at $100k-$250k of capital I'd say you could be more liberal in your approach but since you are talking about 7 figures I would be alot more strategic about where you park your capital.

Account Closed Depends on how the algo's are structured...I use Core Logic and find them to be fairly accurate...truth be told, it's impossible to produce AVM's and be accurate long term...especially in a rapidly changing market.

I tend to acquire multifamily property in markets with a compelling growth story (of course the future is uncertain but it pays to begin in the right direction), improve the property to bump the income in the front side of the investment, then monitor for the optimal exit point.

I wouldn’t imagine that percentage would exceed 10% but I suppose it could if there were a compelling reason.My guess is that lesser established groups would give you a better arrangement than an established group.
