. -  I would personally rather have a few high quality properties in appreciating areas, fewer roofs, HVAC etc  to replace, fewer tenant issues than 50 cheaper units.

I would love to find a software to help automate the following tasks, there are lots of options, most at $40/month, would prefer cheaper but will probably pay this for the best software that can best handle:- creating a direct booking website from my Airbnb listing, I know some websites have an auto-builder which would be preferred- handling automated messaging- handling calendar and payments, including add-ons- sending agreements and collecting and returning depositsI am overwhelmed with the options and suffering analysis paralysis. 

I have over 75 CALI investors who are looking to invest here in TX because of the cheaper properties & how TX is so much landlord friendlier. 

Around 2% in some of the cheaper areas, up to 3% in the more expensive tax areas. 

But for cheaper area in Indiana somewhere or somewhere with less appreciation then IO product could be useful.When people understand how these loan works (and visualizing it) following the appreciation chart (for example using ZHI) this is the real easiest wealth generator. 

Plus in a recession people who might otherwise fly far just do a cheaper driving trip.

The first analysis is can you build for an all in cheaper cost than buying.  

The lender mentioned he overinflated everything, so there are no surprises, and that I should expect a much cheaper final closing cost.
