Those 2 duplexes also have to be power washed and I guess we have to do them first, along with replacing the roof, and residing the front, and putting in new shutters. and changing the House numbers, and replacing a fence. and putting in  new kitchen cabinets and a new counter top and new sink and faucets  for one tenant, and a new Bathroom tub and toilet and floor  for another tenant.  

Kept the  budget low ( $3500) but put in new  windows, cabinets, updated shower and vanity, also new paint and carpet.

Move breaker box from inside a cabinet to a safer location.

I live in FL so I know about having to use A\C year round.As you know people mention a brand and price but not model which will ultimately determine the total cost.I was in the exact same situation and due to the rusted coil tubing, and overall condition of the Air Handler decided for a total A\C replacement.Payne is considered "Builders Grade" lowest grade and some A\C guys argue not to install them because it reflects on their reputation when you have problems with the system.Look for the highest seer rated, quietest, best warranty HVAC that is fairly priced.The installer is a HUGE part of the HVAC's life span, along with your regular changing filters, cleaning coils when needed, cleaning drain lines and vacuuming dust out of the Air Handler Cabinet.

Because my rental property used to be my old residence, I had some cabinets in the garage.  

At our own home, he rebuilt a dock, down to the piers; he installed a sprinkler system, he professionally spray-painted our kitchen cabinets, installed tile in the basement, refinished hardwood floors that had been hiding under carpet for 50+ years, etc. 

It still blows my mind that people will put laminate counters on top of wood cabinets.

Added features in a property can identify you, it can be as simple as a custom touch on kitchen cabinets, a key stone arrangement outside, a custom door knocker, an igraved mantel or a decorative feature in landscaping. 

The sink cabinet floor MDF was swollen and the drywall with the water supply lines under the sink became moldy and there was water pooled under the sink in the cabinet.
