Nathan I think this is true if your just talking about rental props for landlording.. the last 2 to 3 years have been the best years of my career.. building new builds and Loaning our funds.

I'm finding that this strategy is helping people, building repour with people, and continuing to keep business moving forward while some say it's hard and sit on the sideline to wait until there is mass movement.Appreciate your time and reply and good to hear that you're experiencing some similar action a couple hours' drive away. 

The tenants are not pulling/spraying weeds around their building, so it takes me about 30 minutes every month to pull weeds and spray.

It helps to know which plumbers or electricians like a remodel project vs a new build project.  

Marin is a phenomenal place to build equity, and eventually use that equity to create cash flow. 

I have done several flips from out of state, in the same markets as i was trying to build a team.

If it looks like you can subdivide, then you can sketch out a preliminary plan or several variations to give you a sense of how many lots you can build.     

You could just let the money build up in your checking account.

Build relationships and you'll find offering services well come. 

This is common for that build time frame.
