I would just point out that when you get involved with syndications as a LP, you are basically handing over your money and crossing your fingers that the guys you are hooking up with are honest, fair, and will take care of you well.

I believe I make MORE money by charging less in large part because of the reduced vacancy.If you can keep tenants on average a couple extra years and basically eliminate a 2 month turnover you have gained 2 months rent.

The basics are I would rent a number of units from the syndication LLC, would be responsible for management and expenses (ie utilities), and then I would keep a portion of the profit (basically my upside for managing the mid term rental units) and the other portion of the profit would go to the syndication LLC which now gets over market rent.

I recommend focusing on getting a great investment property and disregarding Section 8 in that pursuit because any property can be a Section 8 property, but a lousy investment is lousy regardless of having a Section 8 tenant or not.Section 8 will perform a basic functional and safety inspection for your units after you have an agreement with a Section 8 tenant and your local housing authority.
