I don’t know about virtual driving for dollars so I can’t really speak to that other than to say that if the service you use is easily available to everyone else, I would imagine any leads are worked over and tone deaf to your efforts. 

Curious if there are any grants available or if there are only better lending terms.

DSCR Loans only available when property is fully finished and turnkey, however you might want to look into a lender that offers ground-up construction loans and DSCR.Also - be careful around the modular home / quick property types since these mortgage loans typically have to be secured by foundational real estate, so anything that can be moved or not fully foundational is probably a no-go (can't foreclose/protect the investment as a lender)

They also don't have all move-in funds available until the 18th.

Also, it depends how good of a deal you get and how good an operator (or the one you work with) are.Assuming you buy the "right" property in the "right" place overseas, you'd typically have a higher unlevered ROI overseas because a) a like-kind property would be cheaper and b) the (high) season could be longer and therefore the revenue higher.The US used to have the advantage of the financing (availability + interest rate).

Aren't these tax credits only available to owner occupants?
