So if you work in the airwing and now work as a mechanic...that would seem reasonable.

Ensure that they (builder) retains zero ownership of the land and have no tax liens, mechanics liens, etc.

Taxes don’t get wiped out Neither would a mechanics, I believe Foreclosed first wipes out the rest

Being that they were put into your mechanical/maintenance/storage area made all the difference.

@Steve Vaughan  herein lies the rub  with just trusting closing attorneys to do your deals for you.just like out here we don't trust our escrow companies to explain the mechanics of the deal, we know what we are doing and we give instructions to the attorney or title company .. not just hey I showed up and signed and had no clue as to what I am doing.. this is the height of well you know what.I get that all the time from east coast attorneys who just tell me title is fine..

Whatever that number comes out to that will be my minimum price that I set on my auto pricing tool.

Seems late for a mechanic's lien issue, especially if not addressed by title insurance before the sale.
