I'll give a real world example, I bought an property at auction for 34,000 the rehab should be about 11,000.

I purchased a 4-flat with cash (foreclosure/short sale/auction/etc.)  8 months have gone by and in that time frame I've rehabbed the building with my own funds. 

The property is in Texas and I've never purchased a pre-foreclosure that is only a couple weeks away from being auctioned off.
