Now, I have seen some lenders get really annoying about this and require a spouse to be on the loan...so IF YOU CAN find a lender that will allow just you, then that's the route we want to go.Hope that makes sense.

It doesn’t sound like your guy is even going to try.

It sounds like you are not in compliance with those laws if you don't live nearby.

It is mechanically sound with new roof and siding in 2017.

It sounds like you’ve already built a strong foundation in real estate as a high-volume realtor, and your enthusiasm for your first fix-and-flip is inspiring.

Right now this sounds like most of the HOA's that we all hate that issue random fines for no real reason, and then attempt to justify it with their bass ackwards logic that they are actually somehow doing us all a favor.I'm not a lawyer, but I would imagine you could also open yourself up to legal action. 

Then a post stating that you would like to connect with PMLs and learn from them sounds different than: "Can you share your thoughts about having or working with a PML?"

I’ve been told that you just have to be persistent even to the point where it’s annoying to get noticed, even had one guy tell me that he would go around telling a real estate brokers or other people in the field that he would work for them for free.

So, it sounds like that part of the tree overhangs your property.

As a full time investor/wholesaler in Memphis TN I would say if the numbers are accurate then it sounds like a good deal.
