I would come up with the top dollar you would pay say $290k and worse case scenario you are ok with paying that number... have it excepted and then the appraisal and home inspection and get some bids on the roof electrical all the stuff that comes up on the inspection and leverage that to negotiate further discount. or get a home inspection today and bids negotiate with that leverage so you don't have to get your bank involved and run your credit and pay for an appraisal. 15k might be light for a new roof because the roof has to be anchored because of new code or it is total tear off, get 2 bids on everything and use it as leverage. good luck!!!!

Those areas more or less line the southern and western boundary of south city and provide a nice anchor/buffer that should put keep up positive pressure on the booming hip areas for single young professionals like Tower Grove, Shaw, etc. even if that growth starts to slow.

I've been doing north Indiana because the state has been running a budget surplus all through the "crisis", has been cutting property taxes, and has sociological anchors that will keep people here and coming no matter what shape the economy is in.Post depression is a good time for looking into any sort of "destination" city that people will always go to for a reason.

There is almost no reason to buy earthquake insurance unless your house is not anchored to your foundation with anchor bolts, or it's a brick or masonry building with no reinforcement.

I don't necessarily hate the signs but I do hate getting out of my car, crossing ditches, high grass, etc. and trying to pull down signs that have been placed in spots and anchored in ways that make them difficult to remove

Basically you simply glue the perimeter for anchor the planks and just drop the rest next to each other. no click, simple and easy install...anyone ever heard or tried this type before?
