@Ahmed Aboelela When I’m unsure on the cost of something I call around to different vendors and ask for estimates on pricing.

We use zillow (Not the Z Estimate)- You can set zillow up to only pull up recently solds3.

For income I would estimate somewhere in the 1-3% range.

For reference, the BP Flipping/Estimating books come with better spreadsheets that are closer to what I use...

An estimated full renovation of the apartments would cost around $150,000.

I would estimate about $30-40k in renovations 

If they were to do it, he estimated at least $10k.

If one property under-performs these estimates, others will over-perform and even things out somewhat.
