I would like to do wholesale to build some capital for buy and hold for residual income.

Tenant moved out and left countless large wall and nail holes / baseboard damage / drywall tears due to adhesive removal, etc. 

I am determined to create a non work residual income with real estate investing, rental properties, house flipping, and other areas.

Against the modern trend I would recommend a glue down LVT installed with a quality pressure sensitive adhesive.

My view would be that such a " worked over " property would place you further away from your goals of " residuals" and added value, Raising only " Red Flags " For Buyers,Renters and Appraisers going forward.

It is a floating floor system each tile self adhesives to the next unlike the older cheaper peel and stick.

Rather look at residuals and normalized residuals and make sure there is no systematic bias (there will definitely be with that simple model).

In order to improve adhesion of this wall paint when I renovate a new acquisition, I use multiple coats of Kilz2 water-based primer or Kilz Original oil-based primer under this paint.
