I understand each city/county may have their own permitting requirements, fees, regulations, etc. but I'm wondering how people are making any return on their investment if it maxes out at 90 day rental.

For outbound, you’ll need to get lists of addresses and tons of data from platforms that pull county records on a daily basis like bathleads and propstream so you can filter those records more easily by potential motivation indicators like foreclosure, eviction, probate, etc.

Greene County has a lot of options for smaller short-term rentals. 

My local county requires a 1250 tank to accommodate a 4 bedroom house.
