Ideally, I'd like my first few projects to be local to me in Atlanta/West GA/NW GA market as I get my footing but am flexible for the right deal (out of state or more south/east of Atlanta which I know investors are loving right now).If you are an experienced investor currently cash flowing 500k+ annually I'd love to hear your thoughts on my goals, pitfalls to avoid, strategies to employ etc.

Also where are some areas near big cities that locals look to for affordable housing.Here in south Florida the Miami area is thriving and pricey but people are starting to move north towards Orlando and west towards Naples for affordable housing.

I work with a lot of Airbnb investors looking in Park County, Colorado (close-ish to Denver on the east side, close-ish to Breckenridge on the west side) because it's one of the increasingly few Colorado areas that's totally open to vacation rentals. 

I am particulalry concerned for those who spend hard earned money on courses and mentorship where they are taught to use credit card debt to fund the downpayments and/or improvements and the ease of funding deals when in actuality the only funding available is high interest alternative lenders. yes West Philly, you are 100% right social media be lying!
