I've found some construction companies that specialize in ADU (Additional Dwelling Units) conversions/construction in SanFrancisco and San Diego but not as many in LA. 

I was budgeting for 10% per unit (about $50) but unfortunately my current company has a minimum of $75 per unit, giving me a monthly of $300.

Sometimes an $800k 4-unit could be a better return than a $300k 2-unit...or visa versa. 

Principal balance currently at 314kProperty Details: It's essentially a "2-in-1" property, with the main unit rented out for $1,900/month and an attached ADU bringing in an additional $1,200/month.

Instead we live in a society where most are  seeking instant gratification and are lured by short cuts to success which breeds coaching and mentorship designed to take advantage of these desires....how to scale or invest in real estate with no money,  how to buy your first 50+ unit building etc.

Ask how many units they manage and how much experience they have.

I’m looking to purchase a 10 acre parcel either in Columbus, Dahlonega, or Helen.I’d like to live on half the land, and develop the other half into five A frame luxury short term rental units. 

She has a ton of units in Des Moines and still lives in the area so may be able to give you some advice on what might work there and what won't.

@Colin Ford recommend getting experience with your RI duplex before going OOS.You should DIY manage the unit next door, so you LEARN about property management, the goog, the bad and the ugly.Then you'll be so much better prepared to invest OOS!

Personal criteria, building criteria and area criteria will all affect the way a deal appears on paper. two 100 unit apartment complexes, one in an A area and one in a C+ area will have very different financial breakdowns and interest groups.Want to know if a deal is good (for you)?
